Vermont Villas is a well-established condominium community located in South Escondido, at the intersection of Escondido Boulevard, Sunset Drive, and Vermont Avenue. Constructed as condominiums (not converted from apartments), Vermont Villas welcomed its first residents in 1980. Each home is individually owned, and all owners are members of the Vermont Villas Homeowners Association (HOA). The Association is governed by a five-member Board of Directors, composed of volunteer homeowners elected by the membership to serve two-year terms.

The Board of Directors partners with a professional management company to oversee the day-to-day operations of the community. This includes managing maintenance, coordinating service requests, preparing budgets and reserve studies, and ensuring compliance with the Association’s governing documents and legal requirements. The management company operates under the direction of the Board.

The Board’s mission is to maintain Vermont Villas in a fiscally responsible manner, protect property values, and enhance the quality of life for all residents. Through prudent decision-making and careful stewardship, the Board strives to ensure the long-term stability and appeal of the community.

Vermont Villas is a thoughtfully designed condominium community consisting of 108 residences across 22 buildings. The property includes 64 two-bedroom units and 44 one-bedroom units. Homeowners share access to a variety of beautifully maintained common areas and amenities, including landscaped green spaces, sidewalks, a swimming pool, spa, restrooms, a clubhouse, a tennis court, a half basketball court, and a pickleball court. Certain structural components, such as building roofs, are also maintained as common property.
