Pool and Spa Work

The work is almost complete on the pool and spa!  The old plaster was removed and new installed, along with new tile along the rim and steps. Other improvements were made to abide by current health code standards, including dual rails into the spa and split drains.  New energy-efficient LED lights have been put in as well. Closure will continue for awhile longer as the water is treated and to allow for county inspection. Thanks to all residents for your cooperation while the work is ongoing!

Wood Replacement Update

All 22 buildings have now had their wood fascia replaced and painted, and have been re-paneled with Hardie Board, a fiber-cement product that simulates wood. This project began over four years ago and was accomplished by our maintenance company, with the cooperation of all residents and owners. The new-look exterior hopefully will last for many years. A new community improvement project, to be determined by the Board at the next meeting, will begin soon!

Turf Removal Complete

Turf Removal

To save water in the midst of the drought, some lawn areas are being removed. Areas affected are near these buildings:  500 rear, 1100 rear, 1700 east side, 2100 front, 2200 front and rear. Mulch will replace the grass and some drought tolerant plants may also be added. A rebate offered by the Metropolitan Water District will pay for most of the work.

Pool and Spa

You may have noticed there's no hot water in the spa. The problem appears to be a faulty and worn out pump, which is costly to replace. Discussion and a vote on a new pump will occur at the next Board meeting on February 12.

The Board is also considering proposals to re-do the plaster and tile at both the pool and spa. If and when the work is approved, both will need to be drained of water and the areas will be closed for a few weeks.  Ample notice will be posted and the work will hopefully fi...

Year in Review

2014 was one of the most eventful years in Vermont Villas history.  Many improvements and beneficial changes were made, including:

- All carports were refurbished and new roofs installed. This was the largest and most costly project in years, taking months to complete. It finished ahead of schedule, without major problems and need for a special assessment.

- Our Rules and Regulations were revised, the first revision in 12 years.

- The first amendment ever to our CC&Rs was approved and implemente...

Recycling

Because residents have been doing such a good job at recycling, the number of bins have been increased at each dumpster area. Please keep up the good work and recycle as much as you can.  Recycling Do's and Dont's can be found by clicking here

Roof Maintenance

Carports Finished!

Work is complete on our 27 carports. This has been the biggest project in many years at Vermont Villas, taking over six months to complete. Coordination and cooperation from RAF Construction, Knudsen Roofing, the Board of Directors, Elite Management and all owners and residents allowed the work to be completed without major obstacles and ahead of schedule.  All deteriorated wood has been either replaced or shored up, and new roofs with a 10 year warranty have been installed. We're 2 1/2 years into replacing the wood siding and fascia on our buildings and the work has accelerated. The 2200 building is the latest to get this makeover, leaving 8 buildings still to be done.  The siding is being replaced with HardiePanel, a fiber-cement product meant to look like wood but provide greater durability. The 1400, 1500, 2000 and 2100 buildings are next and hopefully will be finished by the end of 2014.

Vandalism

Our complex was "tagged" recently along the tennis court fence. Quick response from Escondido Police has eliminated the markings. Our pool has also been vandalized twice in the past couple of weeks with large amounts of dirt dumped in the water. Please be vigilant - if you notice acts of vandalism or suspicious persons in the complex please call Escondido Police at 760-839-4722.

Court Trees Trimmed

The large eucalyptus trees and some other overgrown vegetation behind our new courts were recently trimmed by our neighbors at Felicita Plaza shopping center. This will help minimize leaves and bird droppings falling onto the court surfaces.  It also provides a more open look between our properties.  Thank you Felicita Plaza for honoring our request to have the work done!

By majority vote of members, an amendment to our CC&Rs has been adopted. This amendment modifies the fee charged for late payment of our monthly dues from a fixed $5 to 10% of the monthly dues. This amendment can also be found on the Documents page or by clicking here.

More Tree Work

Carport Repairs

Extensive repairs were made to four carports during the past couple of weeks. Deteriorated wood was replaced and painted, the structures and storage bins were made more secure, and new roofs were installed. The results are being evaluated before deciding whether to proceed with the other carports. Trees Trimmed

Backflow Devices Installed

To fulfill a city requirement, backflow devices were installed at our water meters last week. Backflow occurs when water flows opposite to its normal or intended direction. This reverse flow of water may be caused by a sudden drop in water pressure and can result in contaminants being drawn into the water supply system. A backflow device prevents this. Thanks to all residents for your cooperation during the time water was shut off to your unit.

Hot Water

Hot water is one of those things most of us take for granted; we don't realize how dependent we are until we're without it. There is one 100 gallon hot water heater per building, so we all share this valuable resource. The cost to operate, maintain and replace a water heater is borne by the Association via each member's monthly dues.  We can all do our part to minimize hot water use and keep costs down by doing things such as not leaving the water running when shaving, taking shorter showers,...

Volunteer Day Wrapup

A small but hard-working band of volunteers got together the morning of November 16 to beautify the complex. Flower bulbs were planted at the front monuments and a couple of secret spots inside the complex, hopefully to produce a colorful spring show. The clubhouse, spa and pool areas were cleaned and swept, lampposts were cleaned and painted where needed, and some of our metal fencing was cleaned, scraped and painted. Gates

Our pedestrian gate on Vermont Ave. was recently repaired.  All of our gates get heavy use, taking on hundreds of open and close cycles per day.  Maintenance/repair is costly.  Please:
-- Do not force a gate open
-- Make sure the gate to Vons closes completely behind you, don't leave it propped open
-- Don't open a drive-in gate to walk through, use the pedestrian gate instead

New Bark Mulch

Clean-Up Day A Success!

Community Clean-up Day was held on May 18th. A small but mighty band of volunteers worked hard to spruce up our complex. Bright flowers were planted at our entries, trash was removed, the clubhouse, bathrooms and shower were cleaned as were the lounge chairs at the pool, carport storage bins and light fixtures were swept, light globes were cleaned, and our lampposts were cleaned and painted. New Signs

Most of the signs inside our complex have been replaced in the past few weeks. There are new signs on the gate leading to Felicita Plaza, the tennis courts and at the trash bins. And, all the doors enclosing the trash bins were given a fresh coat of paint. New signs at the pool and spa were also recently installed. With our street-side signs facing Vermont Ave. having been replaced last year, we now have almost 100% new signage throughout the complex.

Crime Prevention

On March 13, Escondido Police Officer Molly Milliken visited us to give a Crime Prevention presentation. Officer Milliken's talk focused on 'crimes of opportunity', which are the most common type of crimes seen in our area. Most thieves are trying to take something quick, easily and without being noticed. Home burglaries are rare, especially in a gated complex like ours, but thefts from vehicles are more frequent. Wood Replacement Update

It's been over a year since we began replacing the wood siding and fascia on our buildings. Fence Raised

The old fence at this spot was only 3' high and presented easy access to our complex; raising the fence will reduce this vulnerability. The cost was shared between Vermont Villas and Felicita Plaza. Pool & Spa Fences

We now have a brand new fence surrounding our spa. In addition, sections of the pool fence were replaced where needed, and the entire fence was re-painted.  New gates were also installed at both the spa and pool. Repaving is Complete!

Repaving, Phase 1

On September 5, Eagle Paving performed asphalt patching to specific areas of our driveways. This work completed the 1st phase of the project to patch and resurface our driveways and parking spaces.  Phase 2, to occur in a few weeks, will result in the remaining cracks being filled, the entire paved area re-sealed, and all red curbs, parking space lines and numbers painted.  Our driveways and parking areas should look like new very soon!  Thanks to all for your compliance on the 5th in moving ...

Improving Curb Appeal

Over the past few months the front entrance area of Vermont Villas has been cleaned up to look new again. All of the signs on the gates and monuments have been replaced, the monuments have been patched and painted, and new or freshly painted letters and numbers have been affixed to the monuments. New Toilets

A new water-saving toilet has been installed in the women's room near the pool. It only uses 1.28 gallons per flush, is ADA compliant and matches the one recently installed at the men's room (see video below). The HOA was able to procure a $50 rebate for each of these toilets, $100 total, to help defray costs.

Fire Hydrants

Trespassing at Vermont Villas

Last month Vermont Villas registered with Escondido Police Department's 'Trespass Arrest Authorization' program. This allows any resident who calls to report suspected trespassing on our grounds to remain anonymous and not be required to sign any forms. Crime is not a big issue at Vermont Villas, but we should all remain vigilant to keep problems to a minimum. Fumigation Project Update

Phone Entry System Removed

The phone entry system at our pedestrian and east drive-in gates was recently removed after determining it wasn't being used by most residents. Cancelling the two phone lines this service required will save the HOA $70 - $80 per month. You can still open the gates by entering the gate code, but please only give out the gate code to trusted friends or family, delivery or service personnel, etc.  Thanks for your cooperation.

Old 1980 Toilet Replaced

Last week the original 1980 toilet from the men's room near the pool was replaced with a new more water-efficient model. The old toilet used 3.5 gallons per flush, the new one uses only 1.28 gallons. The HOA saved money on this new toilet by claiming a $50 rebate. Some of these older 3.5 gallon toilets may still be in use inside individual condos - if you have one you are highly encouraged to replace it. Makeover of the Mailboxes

The mailboxes have been crying for attention for some time. The appeal for help was finally heard. They were recently given a good cleaning, had a few loose screws tightened, new USPS stickers were applied, and new labels designating unit numbers were put on all the boxes with sun exposure.

Hot Water Heater Pipe Insulation

All of the copper pipes carrying hot water out of our 22 hot water heaters (there's one hot water heater per building) have just been insulated - none were insulated before now. This will help in our ongoing efforts to conserve water and energy. All work was performed by volunteer owners and the total materials cost was just over $100, less than $5 per building. Wood Siding Replacement Project Has Begun!

We've started to replace the wood siding on the fronts and backs of our most tired-looking buildings. The original siding is old and weather-beaten and it's time for a makeover. After careful study, the Board has decided to use a fiber-cement product, HardiePanel Siding, from the JamesHardie company. Water Leak Repair UPDATE

The HOA Board is happy to announce the water leak has been identified and is scheduled for repairs.

Please take notice that the East driveway of the Vermont Villas will be closed to traffic from May 9-13, 2011 for the replacement of a broken water line. The West gate will be opened for the duration of the repairs as a convenience to the owners, residents and their guests.
